Leased lines

Leased lines in Newcastle upon Tyne

From Quayside offices to labs at Newcastle Helix, a leased line gives a Newcastle business a dedicated connection with the same speed in both directions. We quote for each site after a survey.

Newcastle upon Tyne is the largest business centre in the North East, and a lot of the work done here depends on a connection that simply cannot slow down. Law firms, financial services, software developers, research teams and creative agencies all move large amounts of data every day. For many of them, a leased line is the connection that sits at the heart of the office.

Cyber Fibre is based just down the road in Sunderland, and we quote for leased lines across Newcastle and the surrounding boroughs.

Why Newcastle businesses choose a leased line

A leased line is a private fibre connection between your building and the network. Unlike broadband, the capacity is not shared with anyone else, upload and download speeds are the same, and faults are covered by a service level agreement. In practice that means:

  1. The speed you contract for is there at nine on a Monday morning as well as at midnight.
  2. Uploading a large file is as quick as downloading one.
  3. If the line fails, there is a contractual target for getting it back.

On the Openreach Ethernet Access Direct product that most UK leased lines use, that target is a 5 hour restore time, and bandwidths run from 10Mbps through 100Mbps and 1Gbps to 10Gbps.

Where in and around Newcastle

The Quayside and city centre offices

The Quayside and the streets around Grey Street, Collingwood Street and the central station are home to professional services firms, many in older buildings with several tenants. A leased line here usually means working with a landlord or managing agent on access and cable routes, so it pays to raise it early, ideally before you sign a lease.

Newcastle Helix

Newcastle Helix brings together university research, science and technology businesses on one site. Research data, cloud computing and collaboration with partners elsewhere all lean heavily on upload capacity, and the higher EAD bandwidths are often the reason these teams look at a leased line in the first place.

Team Valley in Gateshead

Across the river, Team Valley is one of the best known trading estates in the region, with manufacturers, distributors and trade counters. Warehouse systems, stock control and links back to a head office work best on a connection that does not vary through the day.

Cobalt Business Park in North Tyneside

Cobalt is a large office park with contact centres and corporate offices, where many people make calls and join video meetings at the same time. That combination is exactly where an uncontended, symmetrical line makes the most difference.

What the ordering process looks like

Every leased line is built for its site, so the process follows a set path:

  1. Check or request a quote. Start with the online check on our leased lines page or ask for a quote.
  2. Survey. The route into your building is surveyed to see whether existing ducts can be used.
  3. Confirmation. Availability, lead time and any excess construction charges are confirmed. If extra construction is needed, you see the exact cost and decide whether to go ahead, with nothing to pay if you cancel.
  4. Build and go live. A standard EAD order usually takes around 33 working days. Groundworks in busy city streets, road permits or building permissions can extend that.

If you are relocating within Newcastle, start this process as soon as you know the new address. Leaving it until the week you move is the most common reason a business ends up without its main connection on day one.

Do you need a leased line at all?

Not every Newcastle office does. A small team using email, cloud apps and the odd video call is often well served by business full fibre, which is shared and best effort but quicker and cheaper to install. Read our comparison of leased line vs business broadband to see where the line falls for you. Some businesses use both, with broadband acting as a backup.

Funding and regulation

The national Gigabit Broadband Voucher Scheme closed to new projects on 31 August 2026, so new orders in Newcastle can no longer use it, although existing projects continue. Separately, Ofcom's Telecoms Access Review sets how leased lines outside central London are regulated from April 2026 to March 2031.

Questions

Leased lines in Newcastle upon Tyne: common questions

Can you install a leased line in an office on the Quayside?

We can quote for any office on the Quayside. Every site is surveyed, and availability, the final lead time and any extra construction charges are confirmed after the survey. In a shared building the landlord or managing agent may also need to agree to the work.

Do you cover Team Valley and Cobalt Business Park as well as Newcastle itself?

Yes. We can quote for sites at Team Valley in Gateshead, Cobalt Business Park in North Tyneside and anywhere else around Newcastle. Each quote follows a survey of the premises.

Our firm is in a listed building in the city centre. Does that affect a leased line?

It can. Older and protected buildings sometimes need extra permissions or careful cable routes, which can add time. The survey will show what is needed before you commit.

What speeds can I get on a leased line in Newcastle?

Openreach EAD leased lines come in 10Mbps, 100Mbps, 1Gbps and 10Gbps bandwidths. Which ones are practical at your premises is confirmed in your quote.

Is Cyber Fibre a Newcastle company?

We are based in Sunderland, a short distance down the A19 and the Metro line, and we serve businesses across Newcastle and the rest of the North East.
